Offer Accepted?

The majority of Homebuyers and Sellers start looking for a Conveyancer once an offer has been accepted on the property they are selling or buying. This is rather later in the day as it leaves just a few days to get the transaction moving.

To put this into perspective, when you appoint a Solicitor to manage your property legals you will instruct a Solicitor who in turn will then send out a Client care pack. The pack contains the terms of engagement which you need to read and then sign and return. The pack also contains, if you are selling, a fixture and fittings list. The average time to return the pack signed is between 7 - 14 days. Your Conveyance doesn't start until the terms signed are received back by your chosen Solicitor.

When is the best time to instruct?

If you are selling a property then you can instruct a Solicitor when your property goes on the market using an online Estate Agent or local Estate Agent. Alternatively you could wait until you have your first viewing appointment. Please just remember that when you accept an offer you do need to pass the Lawyers details over to the Buyer. So waiting for a viewing maybe a little late. Your Buyer will probably be looking at other properties so getting the information to them will help to reduce the risk of the Buyer withdrawing their offer.

An insurance policy that covers your costs up to exchange should your transaction fail through no fault of your own.
