RICS Surveyor Finder

If you are buying property then once your offer has been accepted by the Seller you will need to find a RICS local Surveyor to carry out a Homebuyer Survey and Valuation. You can do this by using the online Surveyor finder on this website or by visiting our sister website Homebuyer Surveying.

Finding A Surveyor that can fit within your timescales can be tricky which is why the online Surveyor finder service works so well. You will be able to order and book your Surveyor to carry out the Homebuyer Survey and Valuation with minimal disruption to your day. The survey report will be sent to you and you can receive the report by email.

Fast Surveyor Search

The fast Surveyor search is quick and easy to use and literally after a few simple steps you can schedule your Surveyor. An instant Survey quote will be displayed and you can choose which type of Survey you wish to use. Older properties may need a structural Survey. Often expensive but it is a comprehensive report.

Homebuyer Survey Results

Due to demand Surveyors are added constantly to the Surveyor panel. We see many Homebuyers wanting a Property Survey and valuation in Manchester, London, Birmingham, Leeds, Norwich, Liverpool, Bristol, Cardiff, Exeter, Stoke on Trent, Durham, Lincoln and the list goes on.

Lender Requirement

Your Mortgage lender will insist that a valuation is carried out on the property that you are buying. They may manage their own Valuation or they may ask you to coordinate with your Homebuyer Survey. Your Mortgage Broker will advise what is required. Once you get your results you will need to pass both Survey and valuation report to your Mortgage Broker.

Decisions To Make - Survey Results

Once you get the Survey results back you will need to take your time and read the report. Ideally as you read the report you can make notes on the costs involved to repair any highlighted issues. Once you have your summary of costs you can consider asking the seller to carry out the defects and to repair to the RICS standard.

You may decide to renegotiate the price and get ready to carry out the repairs once you move in. Before deciding which way to go you will need to discuss with your Mortgage Broker the outcomes from each decision that the Lender may make.

Sometimes a Mortgage Lender will apply a retention to the property. They hold some mortgage funds back until satisfactory repairs have been carried out.

The Lender may insist that works are re inspected before they pass over nay retained monies.

The Survey is for you and the Valuation is for the Lender.

Is the property you are buying in good order and is it worth what you are paying.
