The vendor wants the highest price for their property and the Buyer wants to pay the lowest possible price.

Somewhere in the middle both parties agree a price.

If the Vendor accepts a low price and another New Buyer comes along and puts forward a higher price, the Vendor may then accept the higher offer.

This is called gazumping. The initial Buyer can either increase their price although they can feel rather annoyed and this can strain the transaction.

Conveyancing Initiative

We have asked for the government to change the Lawyers sale and purchase pricing process to provide a transparent view on offers being made on properties similar to how a repossession works whereby the Sales Agent has to look after the interests of the Homeowner that is in financial difficulty.

They do this by displaying the best offer and invite additional offers.

The vendor of a property should be able to choose from the outset to be able to accept the first offer and know more offers can be taken or they clearly show that they will accept additional offers so that they can choose the deal that meets their requirements.
