What happens if it is a poor Survey?

They can pull out and if they do they will need to search the property market for a replacement property and get ready to incur more purchase costs.  If they have taken out Exchange Insurance then they may be covered if they pulled out through no fault of their own. Alternatively the Homebuyer will discuss with their lender the remaining options. The Seller may agree to carry out the remedial works. If this is the route taken then it is worth having a re inspection of the works by a RICS Chartered Surveyor. It could be that the Homebuyer has decided to carry out the works at their cost, and with that in mind, they will now use this to make a revised offer to the Seller. Please note that the Seller expects this as the first offer was 'Subject to Survey'. Some Lenders will hold monies back on the loan, which is called a retention until the remedial works have been carried out and a re inspection has verified that the works meet the RICS standard.
